In the heart of this community, acres of historic homes and storied buildings stand as enduring testaments to its vibrant past. Along 16th Street and McDowell, original storefronts are experiencing a renaissance—new businesses are taking root and infusing fresh energy into this celebrated corridor. Adjacent to the iconic Miracle Mile at McDowell and 16th Street, the Brentwood Historic District proudly complements its neighbor with timeless character and charm. At the same time, the housing landscape is transforming as Accessory Dwelling Units (ADUs) redefine modern living. Once hampered by rigid zoning, policies have evolved to embrace these innovative prefab ADUs, empowering homeowners to unlock their backyards’ true potential with versatile living spaces. They have their own external entrance and typically include amenities like a kitchen, bathroom, living area, and sleeping quarters. Ben Brosseau http://auxpr.com ben@auxpr.com (310) 429-6971 More: Prefab and Modular Homes, also known as ADUs, benefit homeowners by providing additional income, helping pay mortgages, and accommodating family members. For renters, ADUs offer affordable housing options in neighborhoods with access to services and transit. In September of 2023, The Phoenix City Council approved new rules allowing one ADU on all single-family residential properties where yard size and other parcel characteristics permit. These rules apply to zoning districts such as R1-6, R-1-10, and others. Homeowners can now build an ADU on their property, subject to size and lot coverage limits defined by local ordinances. To start building an ADU, homeowners need to submit a building plan. The residential team reviews the plan to ensure compliance with Phoenix’s building codes. Once approved, a building permit is issued. The legalization of ADUs aims to create more affordable housing options in Phoenix. The City Council approved this measure in an 8-1 vote during a formal meeting at 200 W. Jefferson St in Phoenix, Arizona. Brutalist architect Bennie Gonzales designed only a few multi-family properties, most notably this desert retreat for 60's American folk group The Brothers Four, naming it Los Quatros, which opened in 1968. The pool is shaped like a guitar, and it has a free-standing pool house with a sauna below. The property's many signature elements have remained on the building, including louvered exterior window screens, lighting, and custom woodwork. Now considered to be the most expensive way to build, Post & Beam architecture worked 70 years ago because it was the easiest and fastest way to build. Its popularity coined the term "multi-family housing," as the answer to the Post WWII housing crisis. Post & Beam lent itself to many different uses, but how America came to know it best was as the Motor Inn. Thanks to baseball, Scottsdale was given an additional boost to its image in the early days of Cactus League Spring Training. By the time the Hotel Valley Ho opened, several independent developers, many of them Veterans, had begun building their own 24-36 unit boutique rental properties in adjacent lots. In most cases, the on-site owner's units were built into the structure complete with check-in. Uniquely, each one opened with its own unique brand. Park Paradise was the first structure of its kind to be built in the neighborhood, and in recent years its HOA has updated its many modern amenities. The third Reduce, Reuse, Recycle Mural paint-a-thon opens on August 12, 2022, at Scottsdale's Saguaro Hotel. #R3Mural Play Video Play Video 01:36 #R3Mural Arrives in Old Town Scottsdale's Historic Garden Apartment District HISTORIC SCOTTSDALE NEIGHBORHOOD TO CURATE ECO-FRIENDLY MURAL Scottsdale, Ariz. (August 17, 2020) -- The Reduce Reuse Recycle mural, #R3Mural, makes a return to the Valley. The painting, made from upcycled paint, billboard vinyl and wood, plays into this year’s theme of adaptive reuse. Located within the town’s proposed historic Garden Apartment District, a few steps south of Hotel Valley Ho. The neighborhood has recently been recognized as a cultural asset, responsible for ushering in and welcoming back Scottsdale’s first seasonal tourists. Created with the help of local kids groups, Big Brothers Big Sisters, and made entirely from repurposed materials, #R3Mural is the 2nd billboard-sized painting of its kind to come from a local collective of contributing artists and educators. Art director Thomas Blee-Carlyle said of the collaborative work, “In my 30 years as a professional artist, this project was one of the most fulfilling, because it combined three of my passions: interactive public art making, historic preservation and the use of repurposed materials.” This year’s theme spotlights “Adaptive Reuse,” adapting to and reusing a building for a purpose other than which it was originally built or designed. Each time #R3Mural is produced with the philosophy of Reduce Reuse Recycle it helps to educate and remind everyone about the exciting possibility for change when we embrace innovation. Garden apartments were the most popular type of multi-family structure built during the halcyon days of the American west. Noted for their post and beam design, vibrant themes, and use of outdoor spaces, over 150 garden apartments, each between 18 and 36 units, were built in Scottsdale between 1954 and 1968. The proposed historic Garden Apartment District is made up of the 18 remaining garden apartments, built as motor inns following the opening of the Hotel Valley Ho motor resort in 1956. Adaptive reuse became the inspiration for this year's mural after the city rezoned an underutilized apartment to a restaurant. “From there we began to map out what type of business each building originally opened as, and what type of business they are today,” says mural founder Ben Brosseau. His team of district ambassadors discovered lots had changed. #R3Mural will hang on the east facing wall of Park Paradise condominiums at 6936 E 4th St, Scottsdale, AZ 85251. A live virtual reveal will air on the Scottsdale Garden Apartment District website, sgadaz.com, Friday, August 14 at 12:00pm MST. A YouTube channel with the edited version of the reveal will run after that, filled with commentary and short talks about adaptive reuse and how it relates to historic preservation. As part of the City of Scottsdale AZ's Development Review Board application and public hearing process for obtaining approval for this year’s mural, our friends at the city have asked me to share with you the following information. The Reduce, Reuse, Recycle mural (#R3Mural) is a 9' x 27' painting, which hundreds of people have helped to create. Launched at our first annual event, RE: V, last August, kids & adults of all ages and backgrounds joined artist Tom Carlyle to set up the core layout of the artwork. After that, Carlyle completed the 50's cubism inspired, 4-panel mural. #R3Mural is made using repurposed vinyl billboards, donated to us by Lamar Advertising. The paint was donated by local start-up Green Sheen. The framing for each of the murals is made from repurposed wood. Once the mural has been shown and properly evaluated, it is donated to charity. The condominiums and apartments within the boundaries of the Scottsdale Garden Apartment District were first built as motor inns. This "cluster" of buildings was crucial to the establishment of Scottsdale as a popular destination. #R3Mural is meant to commemorate that heritage. We believe the east wall of Park Paradise, 6936 E 4th St, Scottsdale, AZ 85251, is the perfect location for it. Visit http://Auxpr.com and take the path that's brought us to this point.
